The Smart Business Complex project, a cornerstone of a sprawling 2,325-rai development around the nation's main rail hub, is set to redefine urban living and business in Bangkok. This ambitious project will also host the government's "Homes for Thais" low-cost housing initiative, aiming to invigorate the area with vibrant community life.

Investment Opportunities Abound

Following an unsuccessful attempt to attract private-sector bids, SRT deputy governor Anan Phonimdang announced the launch of the investment plan by SRT Asset (SRTA). "We anticipate that the 'Homes for Thais' project will breathe new life into this area, enticing private investors to seize the investment opportunities available," he stated.

Project Highlights

The SRT Smart Business Complex will feature a 35-storey commercial building, a 25-storey midscale hotel with 300 rooms, a bus terminal, and various other facilities, with an estimated value exceeding 9.2 billion baht.

Two investment models are under consideration:

Lease land to private sector for project development: Businesses would pay rental fees as specified in SRT regulations, develop the project within four years, and deliver assets to SRTA at the end of the lease contract. Convert land use rights into capital: A joint investment between SRTA and the private sector with investment proportion equal to land rental value. SRTA would be responsible for land rental fees, while the private sector invests in project development. Returns from project management would be shared upon completion, with the private sector delivering assets to SRTA at the end of the lease contract. Exploring Further Developments

Additionally, SRTA is investigating funding options for plot E, a 138-rai area near Siam Cement Group headquarters and Prem Prachakorn Canal. This plot is destined to host the MOT Smart Building, an energy-efficient structure designed to accommodate at least 1,200 officials and 1,550 vehicles, serving as the new headquarters for the Transport Ministry.
