Bangkok Dominates Elderly Housing Projects: A Nationwide Survey

Thailand's Elderly Housing Landscape in 2024

According to a nationwide survey conducted by the Real Estate Information Center (REIC), Thailand had 916 operational elderly housing projects in 2024, comprising 832 nursing homes and 84 residences.

The majority of these projects, a total of 516, are located in Bangkok and its vicinity. The average occupancy rate of nursing homes nationwide stood at 70.91%, with Bangkok leading in the number of nursing home units, recording an occupancy rate of 69.21%. Other notable areas include Chonburi with 76.95%, Nakhon Ratchasima with 73.71%, and Chiang Mai with 73.07%.

Samut Prakan has the highest number of residential units, with an occupancy rate of 70.91%, while Bangkok recorded an occupancy rate of 75.64%. These figures highlight the growing demand for elderly housing in urban and economic hubs.

The survey also found that the most common rental range for nursing homes was 15,001–20,000 baht, while for residences, the most common range in public-sector housing was 10,000 baht or less, and in private-sector housing, it was 30,001–50,000 baht.

The survey results reflect current challenges in Thailand, particularly the disparities in income levels and economic development across provinces. Developing appropriate and efficient financial mechanisms can help ensure that elderly housing projects meet the needs of the ageing population comprehensively and sustainably.
